Why Exposure Matters

A sign in your front yard is just the first step to selling your home FSBO. If your home is not listed where buyers are searching, how will they find you? 96% of buyers under the age of 44 are using the Internet to search for their next home. Your listing needs to be there for them to find! That is one of the main reasons the MLS was created, to bring real estate buyers and sellers together in one place. But how is exposure on the MLS different from exposure on any other website? Syndication!

When you post your home for sale on Zillow or Craigslist, your listing is only seen by users who go to that specific website and do a search using criteria that will match your house. The problem with that? Most buyers don't search these sites directly. Buyers typically search local MLS or local broker websites. To get on these sites, you need to get on the MLS!

The Multiple Listing Service syndicates your listing out to HUNDREDS of websites, giving you the most possible exposure to sell your home. This is the exact same exposure that full service agents get with their listings (since all Flat Fee MLS listings are actually represented by licensed, local brokers). The below graphic shows typical syndication channels, however actual distribution may vary between cities.
